Window Sash Repairs

Sashes for windows must be checked regularly for mold, mildew and other damage. You can reduce the cost of repairs in the future by catching these issues in the early stages before they become out of control.

The sash is the interior framing that moves vertically either up or down in windows that open. This article will teach you how to perform simple repairs to sash.

Weather Stripping

Wood window sashes give the classic look to your home. When properly maintained, they will last for a long time. However, they can become damaged or degraded with time due to exposure or normal wear and tear. However, sash repair experts can restore your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

Weather stripping is the most important thing to address when repairing windows that have sash. It's on both the frame and the sash. It can cause drafts if it's worn out or loose. To fix it, begin by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can purchase replacement weather stripping that matches.

Then, remove the sash and set it on a surface so that you can reach all four sides. If your sash has a double-hung, you'll need to remove the weights and the ropes that go with them, which should have fallen into the intended pocket in the jamb liner. After removing the sash using the utility knife, remove the old weather stripping by hand or with a putty knife.

When the sash is clean it is time to replace the parting stops. They are long pieces of wood that are used to separate the two sashes. Pam prefers the standard 1/2-inch by 3/4-inch upvc window repair trim from the lumberyard. However, you could also use with a scrap piece of wood.

After removing the stoppers for parting and trimming them to your desired length then apply a thin layer of glazing compound on the bottom of the sash. Smooth it out using your putty knife, then let it dry for a minimum of a day. After it has fully dried, apply a top coat of acrylic latex paint. This will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear from age and use, and the result can be a window or door that won't open or close easily. It's good to know that replacing or repairing this hardware is often straightforward and cost-effective. If you are having trouble opening a sash, spray some grease into the jamb channel. Then, slide the sash open to see if that fixes the problem. If not, the issue is likely with the sash balance and you'll have to take off the sash to gain access to this hardware.

Window sashes should open and close without much effort. However, this may be difficult if weights are worn out or the sash-to rail connecting rail isn't coated. This could be caused by many factors, including an absence of maintenance or a mismatched weight rating.

If the hinge arms of a window are starting to lose their elasticity, this could cause the sash's to drag and eventually strike the frame in the corner in the opposite direction of the hinge arm (Photo 1). To fix the problem make sure the sash is aligned in the frame opening and then remove it. If the sash is secured to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Old windows, especially those in older houses, can be difficult to open and close, due to sagging hinges and general lack of energy efficiency. In many instances, a few minor repairs can transform these windows into smooth operation and save homeowners money on energy bills.

To make these repairs to the sash it is important to have all of the necessary tools in place before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to place the channel in the proper position after you've finished. Remove the sash, and remove all the hardware, including the beads for parting cords, chains, and cords that hold the sash in place. Heat gun with nozzle shield and a medium setting can soften any putty that has been hardened. Remove the old sash and store it in an bag with a label.

Sash Weights

Sash weights can be changed to improve the performance of your window Repair sash and decrease the energy cost. Sash weights are hefty lead or iron cylinders, which are enclosed in a concealed cavity and linked to the moveable window sash using rope. They provide counterbalance that allows the window to be opened and closed without the need for mechanical or electrical devices. If they fail, sashweights are often neglected or not used by homeowners.

A sash weight that has fallen out of the cavity is difficult to retrieve and you'll need to find a replacement that fits correctly. You will also require an additional piece of string, a length sash cord, and a few sash pulleys to tie the new sash weights to the sash cord.

Mortise and Tenon joints can be used to join windows made of older wood. The wood pegs holding the parts together can be removed using the use of a pin punch and hammer. The majority of these pegs are large on one side, but smaller on the other. It is important to remove first the smaller diameter sides. Sashes made later in the century used glue instead of pegs. They can be separated by cutting through the glue line with the help of a knife, and then tapping the mortised section loose with a mallet.

Once the sash has been removed, you can take off the sash stops and access the weight pockets. Usually it is done by drilling an opening in the bottom of each jamb. This hole is covered with the wooden panel which can be removed to reveal the inner workings.

When the sash has been shut off and the access panel is removed, Window repair you can remove the weight that was previously installed and replace it. First, weigh the sash, as the weights you've got may not be of the right size. Once the new weight is in place then tie a string to it and then thread it through the pulley of the sash. Then nail the string to the boxed frame, but leave a few inches of string sticking out from the head to allow for future adjustments.

Sash Cords

In most old double-hung window the chain or cord is attached to the weights. This keeps the sashes of the jamb level. Over time, these chains can become damaged and make it difficult to raise the windows. A new sash cord will restore the ability to move the sash upwards and downwards and keep it in position when it is opened.

The first step in replacing sash cords is to locate and remove the access panels within the jambs. These are usually installed by screws or nails and will need to be removed or relocated. You may be able to employ a hammer and chisel to prise them off however, it is always best to lay down dust sheets prior to starting any work.

Once the access panel is removed, you can start working on the sash. Take the narrow beads (also called "tie rails") out of their grooves using a chisel or flat bar. It is essential to take your time, as these are often stuck or nailed to the floor. If the sash is in place, break the mortise and tenon joints using a hammer and pin punch or screwdriver, then unhook the wood pegs that are on the components. It should now be possible to move the sash back and forth without difficulty, though it will probably need some oil if it feels stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to reach from the pulley at the top of the jamb to the sash slot on the bottom. Cut the cord/chain and fix it using the previous step. You can use either nail, hammer or screws. However, nails are less likely to cause damage.

If you haven't purchased an item that replaces the old counterbalance system it's recommended to keep the original balancing weights in place. They're not costly and easy to install if you buy them from architectural salvage stores. Depending on the size and shape of your window you may need to use one or two sashweights to keep the sash open.
